The commercial process
How JSS approaches a commercial brief
Commercial transactions require more upfront qualification than residential. Here is how we work.
- 1Brief and licensing check
Before shortlisting space, JSS establishes your legal entity type, licensing jurisdiction (mainland, free-zone, offshore), activity, headcount, and specific space requirements. This eliminates options that cannot legally accommodate your business.
- 2Shortlist and site visits
JSS compiles a shortlist of options matching your brief, budget, and timeline. Site visits are arranged and JSS accompanies you to every viewing, providing honest comparisons across options.
- 3Heads of terms negotiation
Once you identify the preferred option, JSS negotiates the commercial heads of terms: rent, lease length, fit-out period, service charge, break clauses, and any other conditions. These are agreed in writing before the formal lease is drafted.
- 4Legal review and lease signing
Commercial leases in Dubai are bespoke documents — JSS strongly recommends independent legal review before signing. We facilitate the process and coordinate with your legal adviser as needed.
- 5Registration and fit-out
Commercial tenancy contracts in Dubai must be registered with RERA (Ejari) and — for business premises — with the relevant licensing authority. JSS coordinates the documentation trail and confirms obligations before you take possession.

FAQ
Frequently asked questions
Yes, in designated freehold zones. Offshore and free-zone companies, as well as mainland companies, can purchase in approved areas. The specifics depend on company structure, licensing, and the property zone. JSS will refer you to appropriate legal counsel as needed.
A fit-out period is a rent-free or reduced-rent period granted at the start of a commercial lease to allow the tenant to prepare the space for occupancy. Availability and duration are negotiated — not guaranteed. Landlords in less-in-demand locations are generally more flexible.
This depends on the legal form of your business (mainland DED, free zone, offshore), the activity type, and the specific zone where the property sits. Some buildings are only available to free-zone entities; others are open to mainland licence holders. JSS coordinates the licensing question before shortlisting options.
Gross area includes shared spaces (corridors, lobbies, plant rooms); net leasable area (NLA) is the space actually usable by the tenant. Commercial leases typically quote NLA, but verify this for every shortlisted option — the ratio varies significantly by building.
