Buying in Dubai
From first enquiry to transfer at the DLD — JSS walks with you at every step. Verified projects, clear comparisons, honest advice.
The buying journey
Every transaction is different, but the legal pathway in Dubai follows a clear sequence. Here is what to expect.
Decide on budget, location, purpose (own use, letting, investment) and preferred unit type. If financing, obtain a mortgage pre-approval from a UAE bank before making offers — it strengthens your position significantly.
Browse the JSS catalogue of brochure-verified projects or speak to an adviser for a curated shortlist matched to your requirements. Arrange physical or virtual viewings.
Once you find the right property, your JSS adviser presents a written offer to the seller or developer on your behalf. For ready properties this is a price negotiation; for off-plan projects, you reserve at a fixed developer price.
The Memorandum of Understanding is the legally binding sales agreement (RERA Form F). You typically pay a 10% security deposit held in an escrow-style arrangement. This stage locks the deal pending final transfer.
JSS checks the title deed, any mortgage on the property, service-charge history and DLD records. If using a mortgage, the bank orders a valuation and processes the loan.
Both parties (or their power-of-attorney representatives) attend a Dubai Land Department trustee office. The balance is paid, fees are settled, and the new title deed is issued in your name on the same day.

It is strongly recommended. A pre-approval letter shows sellers and agents you are a serious buyer, and it lets you move quickly at Memorandum of Understanding stage.
The Memorandum of Understanding (RERA Form F) is the sales agreement signed after an offer is accepted. It locks in the price and terms, and a 10% security deposit is held in trust until completion at the Dubai Land Department.
Cash transactions typically complete in 2–4 weeks from signed MOU. Mortgage transactions take 6–10 weeks due to bank valuation and approvals. Off-plan purchases happen on the developer's registration timeline.
