The landlord journey
How letting your property works with JSS
From listing to signed Ejari — here is the standard pathway for Dubai residential letting.
- 1Property assessment and pricing
Your JSS adviser reviews the RERA rental index and recent comparable transactions to recommend a realistic asking rent. Pricing above the index may deter qualified tenants and extend void periods.
- 2Preparation for listing
Clean, repair minor defects, and ensure appliances and fittings are in working order. JSS arranges professional photography and prepares an accurate, compliant listing — no inflated claims, no unlicensed photos.
- 3Tenant search and qualification
JSS markets your property on major UAE portals and through our tenant network. All enquiries are pre-qualified before viewings are arranged. We check employment, visa status, and financial capability as part of due diligence.
- 4Offer, negotiation and contract
Once a suitable tenant is identified, JSS facilitates the offer and prepares a RERA-compliant tenancy agreement. Rent, cheque schedule, deposit, move-in date, and permitted use are all confirmed in writing before signing.
- 5Deposit collection and Ejari
The security deposit and first rental cheque(s) are collected. The tenancy contract is registered on the Ejari portal — JSS coordinates this process. The tenant receives the Ejari certificate to connect DEWA utilities.
- 6Handover and ongoing management
Keys are formally handed over with a documented inventory and property condition report. For ongoing rent collection, maintenance coordination, and renewal management, ask JSS about property management service options.

FAQ
Frequently asked questions
You will need the title deed, your passport or Emirates ID, and proof of ownership. If the property has a mortgage, check your finance agreement for any restrictions on letting.
Residential tenancies are typically 12 months. Short-term (holiday) lets require a separate DTCM permit and operate under different rules.
A security deposit of 5% (unfurnished) or 10% (furnished) of the annual rent is collected from the tenant. It is held by the landlord and must be returned within 30 days of tenancy end, net of agreed deductions for damage beyond fair wear and tear.
Ejari is the RERA portal for registering tenancy contracts in Dubai. Registration is the landlord's legal responsibility, though in practice it is often handled by the agent. An Ejari certificate is required for the tenant to connect utilities.
Rent increases are capped by the RERA rental index. The permitted increase (if any) depends on the gap between your current rent and the market index value for comparable properties. Your JSS adviser can help you interpret the index for your specific unit.
JSS assists with tenant finding, contract preparation and Ejari registration as part of the letting service. Full property management (rent collection, maintenance coordination, renewals) is a separate service line — ask your adviser to confirm current scope and fees.
