The tenant journey
How renting in Dubai works
Dubai has a clear legal framework for residential tenancies. Understanding it protects you before you sign.
- 1Define your requirements
Fix your budget (annual rent, cheque preference, deposit readiness), preferred area, unit size, and move-in date. Be realistic about the gap between asking prices and the RERA index for your target area.
- 2Search and view
Shortlist properties that match your criteria. Arrange viewings — in person where possible — and inspect the property carefully before proceeding. Check service-charge areas, parking allocation, and building facilities.
- 3Agree terms and make an offer
When you find the right property, submit a written offer through your agent. Agree the rent, cheque schedule, deposit amount, move-in date, and any inclusions (furniture, white goods, parking).
- 4Sign the tenancy contract
Both parties sign a RERA-compliant tenancy agreement. Pay the agreed deposit and first cheque(s). Keep originals of all signed documents.
- 5Ejari registration
The tenancy contract must be registered on the Ejari portal (RERA's tenancy registration system). This is typically the landlord's or agent's responsibility, though in practice tenants often facilitate it. Ejari registration is required for utility connections and renewals.
- 6Move in and connect utilities
Arrange DEWA (Dubai Electricity and Water Authority) connection — you will need the Ejari certificate. Collect keys, complete an inventory check with the landlord, and document the property condition on move-in day.

FAQ
Frequently asked questions
Ejari is the RERA-mandated tenancy registration system. Once you sign a tenancy contract with your landlord, the contract must be registered on the Ejari portal. This is usually arranged by the landlord or agent, and you will need your Emirates ID, passport copy, and the signed contract.
Standard residential leases are 12 months. Both landlord and tenant must give 90 days' notice before the lease end date to terminate or make changes. Failure to give notice typically results in automatic renewal under Law No. 33 of 2008.
Rent increases are regulated by the RERA rental index. The permitted increase depends on the gap between your current rent and the RERA index value for comparable properties. A landlord cannot increase beyond the index caps without a legal process.
This varies by landlord. Some require a single annual cheque; others accept 2, 4 or 12 post-dated cheques. Flexibility often depends on the property and the tenancy market at the time.
Security deposits are usually 5% of the annual rent for unfurnished properties and 10% for furnished. The deposit must be returned within 30 days of the tenancy end, less any agreed deductions.
