Off-plan advisory
JSS lists brochure-verified projects from established developers. Every data point carries a source and date. Prices and availability change — we tell you when, not just what.
From reservation to resale
Off-plan transactions in Dubai follow a regulated pathway. Understanding each milestone helps you plan cash flow and manage expectations.
Select a unit and pay an Expression of Interest (EOI) or booking deposit — typically 5–20% — to secure the unit at the agreed price. The developer issues a reservation letter and locks the price.
The project's escrow account is registered with RERA. All subsequent buyer payments are made into this protected account, released to the developer only as construction milestones are verified by a RERA-appointed inspector.
The sale is registered on the Dubai Land Department's off-plan system (Oqood). You pay the DLD transfer fee (4% of the purchase price + AED 580 admin) at this stage and receive an Interim Registration Certificate.
Subsequent instalments are triggered by construction milestones defined in the payment-plan schedule — for example, on foundation completion, on reaching a certain floor level, or at fit-out stage. JSS will share the developer's verified schedule for your project.
When the developer issues a Handover Notice, you have the right to inspect the unit before signing acceptance. Document every defect during snagging — the developer is obligated to rectify before or after you accept the keys.
Once the title deed is issued you are the registered freehold owner. You may occupy, let, or resell the unit. Pre-handover resale is possible once minimum-paid-percentage thresholds are met and the developer issues a No Objection Certificate.

Plan your cash
Off-plan payment plans spread the purchase cost across construction. A common structure is a booking deposit, instalments tied to construction progress, and a final amount on handover — but every developer sets their own schedule.
Use the JSS payment-plan visualiser to model any plan: enter the purchase price, adjust the milestone percentages to match the developer's schedule, and see the cash required at every stage. This is an estimate only — your adviser will share the exact verified plan for each project.

FAQ
Yes, within the legal framework. RERA requires developers to maintain an escrow account for every registered project. Buyer payments go into this escrow — not directly to the developer — and are released in stages tied to verified construction milestones.
Oqood is the Dubai Land Department's off-plan registration system. When you buy off-plan, the sale is registered through Oqood and you receive an Interim Real Estate Unit Registration Certificate confirming your ownership. This is replaced by a full title deed on handover.
Yes, provided the developer permits resale and RERA conditions are met. You typically need to have paid a minimum percentage (often 30–40%) of the purchase price before the developer will consent to a resale or NOC for transfer.
Snagging is your right to inspect the completed unit before formally accepting handover. Walk through with a checklist, document every defect in writing, and submit to the developer. A handover completion certificate should only be signed once snags are resolved or formally noted.
A 60/40 plan means 60% is paid during construction (in milestones set by the developer) and the remaining 40% is due on handover. Plans vary widely — use the JSS payment-plan visualiser to model the cash requirements across any plan.
Every project in the JSS catalogue is compiled from the developer's official brochure and public records. Each listing carries a "last verified" date. Prices, availability and handover dates are set by developers and can change without notice — always confirm live details with a JSS adviser.
