How the listing process works
From your first enquiry to your property going live on portals — here is the JSS listing journey.
- 1Submit your property details
Fill in the form below with your property's basic information. This allows a JSS adviser to prepare an initial market position before your first conversation.
- 2Adviser consultation
A JSS adviser contacts you to discuss your property, expectations, pricing strategy, and timeline. This is an honest conversation — we will tell you if we think the target price is above or below the market.
- 3Sign Form A and share documents
Once you agree to proceed, you sign RERA Form A (broker appointment authority) and share the required documents: title deed, passport or Emirates ID, NOC if applicable, and any bank liability letter. Until Form A is signed, JSS cannot legally list your property.
- 4Photography and verification
JSS arranges a photography session (or coordinates remotely for overseas owners) and compiles a verified listing. Every detail published is checked against the title deed and your confirmed inputs.
- 5Portal publication and promotion
Your property is listed on major UAE property portals and promoted to the JSS buyer or tenant database. JSS handles all enquiries, pre-qualifies prospects, and coordinates viewings.
- 6Offer, negotiation and close
When a suitable offer is received, JSS facilitates negotiation and manages the transaction through MOU, NOC, and DLD transfer — or tenancy contract and Ejari for a let.

FAQ
Frequently asked questions
Listing your property with JSS for sale or rental is carried out on a commission basis — no upfront listing fee. The agency fee (typically 2% + VAT for sales, one month's rent + VAT for lets) is payable on a successful transaction only. Confirm the exact fee structure with your adviser.
Once all documents are received, photography arranged, and the listing verified by JSS, portal publication typically takes two to five business days. JSS does not publish unverified listings.
For remote owners, JSS can arrange photography and inspection on your behalf. Listing publication requires a minimum of verified photographs, a copy of the title deed, and the signed Form A (owner appointment authority).
RERA Form A is the official broker appointment authority form. It is the legal document that authorises JSS to market your property on your behalf. It specifies the listing price, fee, and exclusivity terms. A Form A must be signed before JSS can list or market your property.
Document upload capability is a confirmed feature on the JSS platform roadmap. Until it is live, documents are shared securely via email or WhatsApp with your assigned adviser. This is confirmed on enquiry.
