The selling journey
What to expect when you sell with JSS
Selling a Dubai property follows a clear legal process. JSS guides you through each stage.
- 1Valuation and pricing strategy
Your JSS adviser reviews comparable recent transactions (from DLD data), current listings, and your property's specific attributes to recommend a realistic asking price. We do not inflate valuations to win the listing.
- 2Preparation and documentation
Gather your title deed, NOC from the Owners Association (if applicable), and a bank liability letter if there is a mortgage. Small repairs, cleaning, and decluttering typically make a measurable difference to viewing conversions.
- 3Marketing and listing
JSS lists your property on major UAE portals with professional photography and accurate, verified copy. We also promote to our buyer database via WhatsApp and digital channels.
- 4Viewings
JSS coordinates all viewings and provides feedback after each one. If occupants are in place, we minimise disruption. All prospective buyers are pre-qualified before viewing.
- 5Negotiation and MOU
When an acceptable offer is received, JSS facilitates negotiation and prepares the RERA Form F (Memorandum of Understanding). A 10% security deposit is typically held in trust from the buyer.
- 6NOC, transfer and handover
JSS obtains the NOC from your Owners Association or developer. The parties meet at a DLD trustee office — with a banker's cheque for the balance — and the title deed is transferred. Handover of keys follows on the same day.

FAQ
Frequently asked questions
JSS uses a combination of portal listings on major UAE property portals, targeted WhatsApp and digital outreach to the JSS buyer database, and social media promotion. Every listing is verified before going live — no invented prices or unverifiable claims.
No. JSS does not guarantee any sale price. The final price is determined by the open market and negotiation. We will give you an honest indicative valuation based on comparable transactions and current market conditions, but we will not inflate expectations.
You will need the original title deed, a valid Emirates ID or passport, a No Objection Certificate (NOC) from the developer if the property is in a strata or jointly-owned community, and — if there is an existing mortgage — a liability letter from your bank.
A No Objection Certificate is issued by your Owners Association or developer confirming that all service charges are paid and there are no outstanding dues. It is required before the DLD will process a transfer.
This depends on property type, condition, price, and market activity. A well-priced, well-presented unit in a popular area can sell within weeks. Overpriced or challenged units may take many months. JSS will give you an honest timeline expectation based on your specific property.
As at August 2026 there is no personal capital gains tax in the UAE on residential property sales. Tax obligations in your home country may apply — consult a qualified tax adviser in your jurisdiction.
